We received the quote for the garage restoration today and
after a little back and forth we’ve decided to go with the company. There’s a
little paperwork we need to take care of with the bank before they can start, but the garage should look like new when its
done. The garage repair company is
going to pour a new foundation for the garage since it currently doesn’t have
one and it will support each of the walls. Hopefully that work starts soon.

Shut the Front Door!
Today Adrian ordered the front door. We can't wait for the new door to come in so that we can finally start entering the house through the front rather than walking around to the backyard everyday. The door will take about 8 weeks since it's 42" wide and had to be custom ordered. Here's a photo below. We decided to go with a more traditional Victorian door, however, ours will be much darker in color than this one.

No More Cleaning
Today I scrubbed the floors on the first floor. If I had to wash floors by hand a year
from now, it would be too soon.
After a week of scrubbing floors by hand I can barely walk or make a
fist with either of my hands. Never. Again. It's depressing to think that
I took the week off to unpack, but I didn’t get past the cleaning part.
On a sidenote:
EPIC Failure
Since the workout room is all painted, today’s goal was to move our treadmill
up tthere. This was
almost an impossible task since Adrian decided there was no need to measure
beforehand. Our friend Dave came over
to help, however, we definitely could have used two more guys.
Just when we got it up all
of the stairs and to the entryway of the workout room and thought the hard part
was over, we realized that it wouldn’t fit through the doorway. After 30 minutes of deliberation and
multiple failed attempts of trying to squeeze it through at every angle, we
finally got it through. We came pretty close to completely giving up, but luckily we got it through.

Let There Be Light!
Today the electrician came and fixed some of the electrical on the third floor and
also hung the chandelier and sconces up there while he was at it. I’m super happy about the chandelier!

The New Workout Plan
Day two of vacation and I finished painting the workout room. I also finished washing the floors on the second floor. Adrian was excited because he was able to lay down the rubber mat flooring in the workout room. So glad he was able to contribute by lifting and setting out a foam floor ;)

I decided to take a few days off this week to unpack and get organized. Today I started off cleaning, and I have a feeling I’ll be doing that for
awhile :/ I washed the floors of
the third floor and moved some boxes all the way up there. Right about now I’m hating all of the
stairs in the house.

Again...203-K Loans Suck
So just when we thought we were good to go with signing off on the 203-k loan, Adrian gets a call from the bank telling him we need to demo the garage in order to close it out. Say whaaaaat???
Apparently, the notice from the city telling us that our garage was in violation and put on the city demo list wasn’t enough to suffice the loan requirements. In order to fully close out the loan, the garage needs to either come down, or we need to complete the originally proposed work (which was a joke and waste of money).
This wouldn’t have been a problem a couple of months ago when we were strongly considering tearing it down, however, Adrian and I recently decided that we wanted to look into restoring it so that we didn’t lose the height of the original structure. See garages today can't be taller than 14 feet. Our garage is about 25 feet tall, however, it's grandfathered in. If we were to tear it down, the new garage could not be more than 14 feet. Adrian and I had talked about "one day" restoring the garage, but of course after we finished some other things. We definietly hadn't planned on getting the garage fixed this soon. This is bad news because we had planned on fixing the front yard and maybe even getting a fence for the backyard, but now all money has to go towards restoring the garage.
So now that we need to fix the garage, we had a company come out and give us a quote for restoring it. The other caveat is that this work on the garage needs to be done by August 17…since all 203-k work is required to be done within 6 months of the original closing.

More Paint
Today, I started to paint one of the second floor bedrooms as well as some of the trim on the third floor. The bedroom I started to paint is going to be a workout room, and Adrian chose the color-slate blue. This will hopefully be one of the last rooms I paint because all this painting is killing my neck, back and hands.

No Green Thumbs on These Hands
Landscaping has been at the bottom of our list, but seeing as how there is only so much we can do inside at the moment we've decided to switch our focus to outside. We've decided to fix up the front porch (sand and repaint), replace the front porch stairs (they're about to break), replace the sidewalk with pavers, tear out all of the plants so we can replant some nicer things and get a fence for the backyard. All of this combined would really transform the exterior of the house.
We decided to start with the ugly plants. The plants/bushes in the front were overgrown and/or dead, so Adrian and I wanted them out asap. We talked about doing it ourselves, but it would have probably taken us forever. So, Adrian asked a landscape compnay to come out and give us a quote to remove everything. When they gave us the price, it wasn't that bad, so we went ahead and booked them. The guys actually came back that same afternoon and ripped everything out in under an hour! This was definitely worth the money since it would have probably taken Adrian and myself an entire weekend to remove everything!
Here are some before and after photos of the front yard. Now we have a blank canvas to work with. But before we go planting any plants, we need to first redo the stairs, paint the porch and install the paver walkway.

Duct, Duct, Goose!
One of the items on our to-do list for before we move in is to fix the HVAC. Adrian and I might be able to live without AC (barely), however, there would be no way our bulldog, Tonka, would be able to handle it, so we’ve decided to do the HVAC work before moving in.
Since the furnaces are extremely old, the ductwork is shoddy and the previous owners took the AC units, we are replacing everything. To help with some of the costs Adrian agreed to tear out the old duct work himself. He got most of it out, but had to enlist the help of a few friends to help him carry out the furnaces. Removing the one on the third floor was extra fun.

Eye in the Sky
I was in NY for work this week, and had a window seat on my flight back so I thought I’d look out to see if I could see our neighborhood on the decend into O’Hare. Low and behold I not only found our neighborhood, but I could see OUR HOUSE! I was pretty excited about the photos I snuck in while all electronics were supposed to be turned off ;) Maybe we’ll get one framed or something!
Yes, I know this photo is blurry...it's "artistic". The non blurry part is our house.
